Illinois

Homewood is a finished village with Metra Electric in town. Moving to Homewood.

Flossmoor is larger lots next to Homewood. Moving to Flossmoor.
Lansing is the state-line piece. Confirm the PIN. Do not assign a school from the village name.
Honest tradeoffs
People cross for space, a different tax bill, or a newer floor plan. People stay for Metra and a village they already know. Both can be right. Run your actual house and your actual next address. Not a Facebook average.
Illinois and Indiana tax houses differently. Exemptions sit on the parcel, not the town name. We will help you pull the bill and the PIN. We will not invent a dollar savings.
South Shore is not in every Indiana town. Drive the route at the hour you would actually leave. I will not invent minutes.
Confirm the PIN and the school
Do not take a listing remark as the map. Illinois: Cook County PIN. Indiana: county parcel. Then confirm the school on that number.
Most Crown Point addresses sit in Crown Point Community School Corporation. Most Schererville addresses sit in Lake Central. Most Merrillville addresses sit in Merrillville Community School Corporation. A Crown Point mailing address is not a Crown Point school. Confirm the lot.
Homewood is usually District 153 and Homewood-Flossmoor 233. Flossmoor is usually District 161 and the same high school. Orland Park is usually District 135, some lots Kirby 140, high school District 230. I will not invent a rating.

Should I move to Indiana or stay?
Depends on the week you want, the payment on that PIN, and the school line you can confirm. Indiana is not automatically cheaper. Drive both streets on the same Saturday.
When do I call you, and when do I need an attorney?
Call us for the house: pricing, showings, a two-state buy and sell in the towns we work. Call an attorney for a decree, a will, a title defect, or tax strategy. We are brokers. We will not play lawyer.
Can you sell my Illinois house and help me buy in Indiana?
